How we score places

Every score runs from 0 to 100, where higher is better for the people who live there. Scores always appear next to the numbers they were worked out from, and a dimension we can't score is shown as “Not scored” with the reason, never as zero. There is deliberately no overall score.

Safety
Recorded street crime within a mile, weighted by offence type, per km² per month, on a log scale from 1 (scores 100) to 300 (scores 0).
Flood risk
Starts from the Environment Agency flood zone (Zone 1: 95, Zone 2: 60, Zone 3: 25), minus points for nearby warning areas and warnings in force.
Broadband
100 × (0.2 × superfast + 0.3 × ultrafast + 0.5 × gigabit share), minus 50 × the share below 10 Mbit/s.
Energy efficiency
The SAP rating behind the EPC band: the property's own certificate, or the postcode's median.
Price trend
50 + 2.5 × the change in median sale price over the last year (so +20% scores 100, −20% scores 0).
Amenities
A weighted count of food businesses within half a mile (supermarkets count most), on a curve that flattens out.
Transport
0.55 × the best of rail (100 within 500 m, 0 at 4 km) or tram/metro (0 at 2 km), plus 0.45 × bus stops within 400 m.
Planning freedom
100 minus points for each designation at the location (conservation area 25, green belt 25, Article 4 20…).

The AI summary

The summary is written from facts extracted from the report. It must cite a source for every sentence, may only use numbers that appear in those facts, and may not describe people or give advice. Each summary is checked in code before it is shown; anything that fails is replaced with a plain summary built directly from the data.
